Quality Commercial Property service and fees slashed to 0.75%

His Commercial Property division provides pro-active services in your acquisition of commercial properties according to your specific needs.

The service is designed to meet the stated ethos of increasing and preserving capital, to work within the established criteria of your individual mission plan, and to ensure that your direct investment in commercial property complements your financial plan prepared in conjunction with the Financial GP.

The usual model provided by mainstream agents is to locate and advise on the purchase of a commercial property the investment in return for a fee based on up to 2% of the purchase price. The agent may provide intermittent advice regarding rent reviews and if he builds a good relationship with his client the agent may well be instructed to dispose of the property at some point in the future.

However the agent retains no long-term interest in the performance of the property and frankly he has no incentive to do so since the substantial acquisition fee has already been paid.

My Financial GPs model takes a different view i.e. since the performance of the property investment is paramount, we believe that as your property advisers, we should be directly involved from the time the investment is first identified until it is ultimately sold.

This involves not only advising on the investment purchase, but also managing the property throughout the period of ownership, providing regular appraisals of the property's performance and recommending actions to be taken that will maximise the long-term return of the property.

His Commercial property consultant will advise onthe most appropriate time to dispose of the property, which in most cases will be once all of the investment angles have been maximised to your benefit, but which may also be linked to market conditions, unexpired lease criteria.

His charges are designed to reflect our ongoing commitment to your investment, offering substantially reduced acquisition and disposal fees, and a modest annual management fee.

So instead of 2% fees charged by mainstream agents on BOTH the acquisition and sale price, we are able to offer:

Acquisitions Fees: Up to £1m – 0.75%
Over £1m – 0.50% of the purchase price /br>
Management Fees – From £350 per annum
Sale Fees – 0.75% of the sale price.
